Welcome to Kinnaird Woodland Lodges, a collection of private, adult-only woodland lodges set in the hills above Pitlochry, Highland Perthshire.

We are 4-star Quality Assured by VisitScotland, offering peaceful self-catering escapes where you can slow down, enjoy spectacular views and make the most of your own private hot tub.

Whether you’re planning a romantic break, a relaxing few days away, a getaway with friends or a Highland adventure with your four-legged companion, this guide will tell you everything you need to know before and during your stay.

We have a selection of lodges, each with its own character, so choosing the right one really depends on the type of escape you’re looking for.

🌲 Premium Woodland Lodges

Schiehallion & Ben Vrackie

Our Premium Woodland Lodges are the larger of our original woodland lodges, offering more space and larger private hot tubs.

They can accommodate up to 4 adults, making them ideal if you’re travelling with friends or another couple.

Ben Vrackie is our dog-friendly Premium Woodland Lodge, welcoming one well-behaved dog per stay.

🌿 Cosy Woodland Lodges

Beinn A’ Ghlò & Bealach

Our Cosy Woodland Lodges are smaller and designed specifically for 2 adults, while still giving you everything you need for a comfortable and relaxing Highland escape.

These lodges sit higher up the hill, giving you a higher vantage point and beautiful views across the surrounding countryside.

They are a lovely choice for couples looking for somewhere cosy, peaceful and private.

🐾✨ Our Newest Lodge – Craigower

Craigower is our newest addition to Kinnaird Woodland Lodges, newly refurbished for summer 2026.

Designed as a boutique Highland retreat for couples, Craigower brings together the things we love most about a stay at Kinnaird — beautiful views, privacy, comfort, a private hot tub and plenty of space to simply switch off.

And there’s one very important difference…

Craigower is dog-friendly. 🐾

Craigower sleeps 2 adults and welcomes one well-behaved dog, with its own fenced private garden so your four-legged friend can enjoy a little freedom too.

Inside you’ll find:

• Stylish open-plan living, dining and kitchen area
• Fully equipped modern kitchen
• Dishwasher and washing machine
• Modern walk-in shower
• Central heating throughout
• Cosy wood-burning stove

♨️ Your Own Private Hot Tub

Every lodge has its own private hot tub with spectacular views over the surrounding hills.

Your hot tub is exclusively for you during your stay — nothing is shared with other guests.

Hot tub operating hours are:

10:00am – 11:00pm

Every morning, we carry out the necessary checks to make sure the hot tubs remain clean, safe and ready for use.

We ask guests to wait until 10:00am before using the hot tub in the morning. We carry out these checks as discreetly as possible, and you won’t necessarily see or hear us while we’re doing them.

Please also be considerate of our neighbours when enjoying the hot tub, particularly in the evening.

⏰ Arrival & Departure

Standard check-in: from 4:00pm

Early check-in: from 2:00pm – £35, subject to availability

Standard check-out: by 10:00am

Late check-out: until 12:00pm – £35, subject to availability

Early check-in and late check-out can be added when making your reservation, or you can contact us afterwards and we’ll check availability.

If you’re running early, please arrive at your agreed check-in time rather than arriving at the property ahead of schedule. We may still be carrying out additional cleaning, maintenance or hot tub work to make sure everything is completely ready for you.

🔑 What Happens When You Arrive?

Arrival is simple and private.

A few days before your stay, we’ll email you directions and arrival information, including where to park and how to find your lodge.

Once you arrive, follow the directions to your allocated parking area and make your way to your lodge.

Depending on your lodge, you’ll either find the door unlocked with the key inside, or the key will be in the key box and you’ll be provided with the combination.

There’s no reception or formal check-in process, so you can arrive and settle in at your own pace.

Inside your lodge you’ll find an information booklet containing everything you need to know about your stay, including instructions for the:

• Hot tub
• Wood burner
• Heating
• Lodge facilities
• Other useful information

Please have a browse through the booklet when you arrive and keep it handy throughout your stay.

And, of course, we’re always here if you need us.

🍳 What’s Included?

Your lodge is designed to give you everything you need for a comfortable self-catering stay.

The extras you selected when booking will be waiting for you when you arrive.

The large basket of logs inside your lodge is also there for your convenience, particularly if you need extra logs in the evening when we may not be available to bring more over.

If the information booklet refers to “extras”, these are additional items you can request during your stay — they aren’t things that should already be missing from your lodge.

For example, you may be able to request:

• Additional towels
• Robes
• Other optional extras
• Late check-out

When you book directly with us, Craigower also includes luxury robes and a complimentary starter basket of logs.

🔥 BBQs

You’re welcome to make use of the BBQ during the warmer months.

BBQs are available from May until October.

During October, we put the BBQs away for winter to help protect them from the elements, reduce rusting and extend their lifespan.

You can bring your own charcoal or order a starter fuel pack with us.

🛒 Stocking Up for Your Stay

If you’re planning to make the most of your self-catering lodge, the nearest supermarket is the Co-op on West Moulin Road in Pitlochry.

You can also arrange grocery deliveries from Tesco or Asda directly to the lodges.

We recommend arranging deliveries in advance if you’d like your shopping waiting for you when you arrive.

🐾 Dogs & Guests

All of our accommodation is adult-only.

Our Premium Woodland Lodges can sleep up to 4 adults, while our Cosy Woodland Lodges and Craigower are designed for 2 adults.

Ben Vrackie and Craigower are our dog-friendly options, each welcoming one well-behaved dog per stay.

Craigower has been thoughtfully designed with dogs in mind, including its private fenced garden.

Please check the individual lodge information when booking to make sure you’ve selected the right accommodation for your party.

🧹 Before You Leave

We don’t expect you to deep-clean the lodge before departure — that’s our job.

We simply ask that you leave the lodge in a tidy and respectful condition.

Before you leave, please:

• Wash and put away plates, glasses and crockery
• Give surfaces a quick wipe down
• Leave the lodge generally tidy
• Take all personal belongings with you

This helps us prepare the lodge efficiently for our next guests.

💷 Security Deposit

A £100 security deposit is held the day before your arrival.

You’ll see this as a pending transaction on your bank account during your stay.

The £100 is not taken from your account unless there is damage to the property that needs to be charged.

If the lodge is left respectfully and there are no issues, the security deposit is automatically released the day after you check out.

Once we release it, the time it takes for the pending transaction to disappear from your account depends on your bank and may take a couple of days.

And don’t worry about the odd accident — if you break a glass or plate, for example, we wouldn’t normally charge you for it. We would simply really appreciate you letting us know so we can replace it for the next guest.

📍 How Close Are We to Pitlochry?

Kinnaird Woodland Lodges are approximately 1.5 miles up the hill from the main street in Pitlochry.

You’re close enough to enjoy everything Pitlochry has to offer while still feeling tucked away in the countryside.

Walking into the centre takes us roughly 25 minutes downhill and around 30 minutes back up the hill.

If you’re planning an evening in Pitlochry and don’t want to drive, we recommend booking a taxi.

Please be aware that Kirkmichael Road is not lit by street lights between Moulin and Kinnaird, so the walk back to the lodges is dark at night.

We also strongly recommend booking your taxi in advance. During busy periods — including school pick-ups, theatre performances and events such as the Enchanted Forest — it can be difficult to get a taxi within 30 minutes.

🌄 Exploring Pitlochry & Highland Perthshire

There’s plenty to see and do during your stay.

You can explore:

• Scenic woodland walks and waterfalls
• Whisky distilleries
• Restaurants, cafés and bars in Pitlochry
• Pitlochry Festival Theatre
• Castles and historic sites
• Lochs and Highland viewpoints
• The surrounding countryside and walking routes

Or you can simply stay at the lodge, light the wood burner, soak in your private hot tub and enjoy the view.

Sometimes doing absolutely nothing is the best part of a getaway.

One final thing to be aware of: we do have neighbouring properties, and while we always ask everyone to be respectful, we cannot control how our neighbours choose to spend their day.
